Potential issues:

This beautiful coach has not sat around collecting dust over its life. It has not been neglected, or lived in. Everything works as it should and is very reliable. This is a well cared for coach. We are the 3rd owners.
There are a few things to be aware of given its age.
Original carpet is in decent shape but could use an upgrade. I would put in new carpet but others might put in hardwood or LVP.
Four tiles are cracked in the kitchen, but 4 new matching tiles are included.
Table leafs have some kind of black marks on them. Came this way to us. I’m sure it can be refinished.
Has a new dash AC system but not blowing cold air.
Roof has a few soft spots. There are no leaks and everything is dry.

This is registered in Ontario Canada, but is currently located in Galveston TX for February and March. I have all documents in hand for permanent import to the US and clear ownership. Snowbirds returning to Canada with this coach do not have to declare anything at the border, just normal sales tax when registering at home.

Current NADA Average Retail price is $137800. Low Retail is $114350.
Considering the age and milage of the coach, this is in excellent condition with amazing Newmar craftsmanship.
170k miles is not an issue. This engine and transmission was designed for well over 500k miles. The interior and exterior show no evidence of its age. The cabinets are in near New condition.
The condition of the roof and carpet is considered in the asking price. Quotes this year for roof repair were approx $11000 depending on the brand of roofing material. Still under the average retail price for this coach. If the roof is a concern, we can discuss repair prior to delivery.
